Monthly Meeting
March 20, 2008
The monthly meeting was called to order at 9 AM by President, Paul Helmstetter. All members were present. Barbara Oakes opened the meeting with prayer.
The Secretary's report was read and the following amendments made:
- Ron Birckhead's name was added as the homeowner who had challenged the election results,
- Dawanna Moore's name was deleted from the Four Phase Group meeting of March 6, 2008.
Barbara Oakes made a motion to accept the amended minutes and Pat Rose second.
The Treasurer's report was read and approved. Motion to accept was made by Paul H. and second by Byron H.
"The Law of Florida Homeowners Associations" books will be purchased for the BOD members as a guide for decision making.
Committee Reports:
- Bruce Wanless reported on the berm/fence issue. It appears our next step must be to seek help from our County Commissioners if we are to get the protection of a fence. Their next meeting is April 9, 2008 at 9 AM in the Polk County Courthouse at Bartow. Bruce and Bill Trombly will prepare a presentation. A strong showing of residents at this meeting will highlight to the County Commissioners the seriousness of this situation. Notice of this meeting will be posted throughout Deer Creek.
- Jerry Fall reported on the Four Phase meeting with Reynolds. Items covered were: Spread Sheets, Fence/Wall project, Water/Sewer cost and usage, Dog run, and Sidewalks on the main road in Deer Creek. This Four Phase group will meet again in October. The next meeting with Reynolds and his Financial person is scheduled for next November.
Homeowner Comments:
- Bill Trombly reported that dogs from other areas of Deer Creek are using our dog run. He also indicated he has experienced problems with the cleanliness of the pool area and that the hot tub was not working properly. Contacts have been made with Deer Creek and improvements made. Screen has been purchased to install around the pool fence when needed.
- Libby Newsome reported that the door frames to both the Osprey Point clubhouse and laundry are in need of repair. This item is being reported.
- Barbara Oakes reported that she had been approached by several owners concerning the exhaust fan in the Ladies shower. This item is being reported.
Old Business:
- It was noted last meeting that the Advisory Committee had been dissolved. There was discussion of the possibility of reinstating this committee. No final decision was made at this meeting.
- Changes to By-Laws: All Homeowner Association Board of Directors must be homeowners. Multi members from one family cannot be restricted.
New Business:
- Insurance status: Policies are available and premiums paid on both the BOD and our roads.
- A Dog Waste Station was discussed and decision made to install at our Dog Run.
- Thanks to Pat Rose and Company, Osprey Point now has a new BBQ grill for the use of all our residents. There was great participation from the entire community in raising the funds to purchase the grill and accessories. It is now installed and ready to use.
Next meeting is April 10, 2008 at 9 AM.
